One person and a shared-home couple

Editorial scenarios, October 2026: the rent is rounded from the dated €649 Yug annual asking offer; every other line is a chosen allowance. The couple shares that home. Both scenarios assume regular self-catering, modest outings and no car. The offer is a historical reference for the calculation, not confirmed availability; replace €650 with your own agreed annual rent divided by twelve.

What fits your monthly budget?

A planning example, not a measured average. Replace each figure with your own quotes. The homeowner example excludes the purchase price, financing and major repairs.

Siana Margherita · 450 g€10.90

EVN residential night · per kWh€0.09226

Siana’s own menu gives a concrete outing example: a Margherita and espresso total €13.40 before other drinks or a tip. It is one restaurant, not an average meal price. EVN’s household rates include network charges and VAT under its 1 July 2026 tariff decision. At those rates, an illustrative 250 daytime plus 100 night-time kWh costs about €47.87.

Keep summer in the rent

The Yug price table dated 13 October 2026 listed €299 a month for October 2026–April 2027 and €649 for an annual term. The scenario above uses the annual figure because a winter price does not buy twelve months of occupancy. These dated asking terms are not a current booking quote.

Ask for a negotiated full-year price with continuous use, explicitly including July and August. An owner who values predictable income may offer terms that make year-round renting attractive. Compare the annual total, charges and payment schedule using the rental guide; do not multiply an off-season price by twelve.

Keep your capital available

For the first year, renting avoids tying up a purchase price and paying acquisition costs while you learn what suits you. It also keeps a move to another home simpler at the end of the agreed tenancy. That flexibility has value, especially while your plans are taking shape.

Renting can remain an attractive long-term choice with a suitable annual agreement. A fair comparison with buying must include transaction costs, maintenance and repairs, taxes, insurance, the time you expect to stay and what else your capital could support. There is no single lifetime saving that applies to every household.

Turn annual bills into monthly amounts

List insurance renewals, trips to family, appliance replacement, dental care and any residence administration. Divide anticipated annual bills by twelve and keep the money separate. For an owner, add municipal property tax, waste charges, building maintenance, repairs and a major-works reserve; ownership does not remove housing costs.

When comparing homes, request recent winter electricity bills for that apartment and the building’s written annual charges. Heating needs, insulation, exposure and time spent at home can change the result substantially. Use evidence from the actual property.

Try a less comfortable month on paper

Stress-test the example: add €150 to rent, €100 to utilities and €100 to health provision. The total becomes €2,050 per month before any additional exclusions. This is arithmetic, not a prediction. Repeat with your own pension’s net income after tax, currency conversion and transfer charges.

Keep a separate arrival fund for deposit, travel, temporary accommodation and setup. Do not spend the emergency reserve on furnishing. If your finances only work at the lowest advertised rent, leave more room in the plan before signing a long agreement. Your first rental year will give you actual bills to use when deciding whether to renew or change homes.

Make the budget yours

Use a normal week during your first stay to replace the food, transport and outings allowances with your own receipts. Add annual insurance quotes, family visits and dental costs, then divide irregular spending by twelve. The result belongs beside your dependable net income in your pension plan.

Your next steps

  • Replace scenario allowances with your own quotes.
  • Negotiate uninterrupted occupancy including July and August and compare the total annual rent.
  • Add annual bills, tax and healthcare exclusions.
  • Set aside an arrival fund and an emergency reserve.
  • Test a higher-cost month against reliable net income.
