Why rent for a full year?
A furnished rental makes it easy to settle in while you learn which streets, services and routines suit you. One full year shows you the busy summer, the quieter winter and the heating or cooling the apartment needs. Renting keeps the purchase price available for other needs and avoids purchase taxes and buying fees while you rent.
It also gives you room to change neighbourhood, try another town or leave at the end of the agreed term. Keep renting if that works for you: buying is an optional later decision. Whether renting costs less over many years depends on the agreed rent, purchase price, ownership costs, how long you stay and the value of keeping your capital available.

Realestates.bg · Burgas region ↗Keep towns and rental terms separate when comparing examples. A furnished winter offer in one town is not a full-year market price for another. Record the exact town, apartment, dates and included charges, then request a written twelve-month quote covering July and August.
Negotiate all twelve months, including July and August
Holiday demand makes the season an important part of a coastal rental quote. An inexpensive winter let may end before summer, when the owner wants to offer holiday stays. For example, the Yug price table dated 13 October 2026 listed €299 a month for October–April and €649 for an annual term. These are dated asking terms, not confirmed availability or a town-wide price level.
A reliable tenant for the whole year offers an owner predictable income and fewer changeovers. That gives you a useful starting point to ask for a negotiated annual rate, although each owner decides whether to offer one. Request a quote for the exact twelve months, explicitly including July and August, with uninterrupted use of the same apartment and no requirement to move out for summer.
Ask for the total annual rent as well as the payment schedule. Establish whether the monthly rate stays the same throughout the term, which charges are extra, how renewal is priced and what happens if either side ends the agreement early. Compare the complete annual cost with your actual plans; a winter-only agreement can still be a good fit for a seasonal stay.
The complete housing bill
A useful quote puts rent, deposit, commission, building charges, electricity, water, internet, parking and cleaning on one page. Each item should be included, a fixed extra or metered. A seasonal €500 rent with extra charges is a different proposition from an inclusive annual quote.
Keep bill copies and meter readings, and agree who pays the supplier, handles repairs and provides cover when the owner is away. Recent winter and summer bills from the actual apartment help you plan for its heating and cooling.

See the apartment as a home
Visit the actual unit: try the lift, hot water, appliances, heating, internet and phone signal. Spend a quiet moment in the bedroom and walk to a food shop. A trusted independent inspection is useful when you cannot attend.
Before payment, establish the owner or agent’s authority to let and the identity of the payment recipient. For a substantial commitment, an independent lawyer can review the agreement. The official bar register provides a registration check.
Use the regional area guide to test a Sveti Vlas hillside route, distinguish Nessebar’s old and new town, or place a Pomorie address relative to the centre and your regular destinations. Apply the same viewing checklist to each actual home.

A clear handover and exit
A signed inventory with photographs, meter readings, keys and existing damage gives both sides a clear starting point. Keep it with the agreement and receipts.
Put deposit deductions and repayment, notice, early departure, renewal, guests and pets in writing. Include any address documents needed for residence administration; the tenancy and residence process are separate.
